The YEIDA authorities have announced the YEIDA Premium Hotel Plot Scheme in an effort to turn the area into a highly sought-after premium commercial hub. Plots between 5,000 and 50,000 square meters would be made available by the government under the plan, and they will be positioned strategically along the Yamuna Expressway close to Jewar Airport. YEIDA Premium Hotel Plot Scheme
There are 28 premium plots available in sectors 28 and 29 close to Noida International under the YEIDA Premium Hotel plot program. To turn these plots into a commercial hub, the authorities want to construct a number of five-star hotels and other upscale establishments. There are two huge land portions available in sector 28; the 10,000 square meter parcel costs INR 65.3 crore, while the 20,000 square meter tract costs INR 130.6 crore. With both sectors included, the overall area under this specific concept is 67,800 square meters. This results in an INR 472.2 crore investment opportunity.

Payment Plan
- 10% of the entire premium must be deposited by the allottee as Earnest Money.
- Within 60 days of the Allotment Letter’s issuance, the Allotment Moneyโ40% of the total premium after deducting the earnest moneyโas well as the relevant GST must be submitted.
- The plot allocation will be canceled and the Earnest Money will be lost if the allocation Money is not deposited within the allotted time.
- Under extraordinary circumstances, the CEO may grant a 30-day extension, subject to relevant GST and punitive interest of 13% annually (10% + 3% on the sum that was defaulted for the postponed time).
- Four equal half-yearly installments must be made to cover the remaining 60% of the total premium.
- In addition to applicable GST, interest at a rate of 13% annually (10% + 3%), compounded half-yearly, will be applied to the amount that has been delinquently paid if any installment is not paid on time.
- Beginning July 1, 2024, interest at the rate of 10% annually will be applied; however, this rate is subject to change on January 1 and July 1 of each year in accordance with government directives.
- The allottee is in charge of making sure that payments are paid on schedule.
- Payment can be made on the following business day without incurring penalties if the due date falls on a bank holiday.

Step 2: Use โE-Auctionโ to submit the application online.

Step 3: Use the online payment mechanism, RTGS/NEFT/Net Banking, to deposit the registration funds and “processing fee.”

Step 5: By 5:00 PM on January 10, 2025, deposit the non-refundable E-Brochure document charge of Rs. 50,000 plus GST and processing fees separately.
Step 6: After registering, choose the plot of your choice by logging in with your user ID and password.
Step 7: Use the YEIDA payment gateway, wallet, or other approved methods to pay the E-Brochure fees, processing costs, and EMD.

Step 9: To take part in e-bidding, make sure you have a computer terminal that is suitable and connected to the internet. Any connection problems are not YEIDA’s fault.
Step 10: For every property that is marketed, deposit a different EMD.
Step 11: Even if an offer exceeds the reserve price, the Authority has the authority to withdraw, accept, or reject any or all bids without providing a reason.
Step 12: If bids are entered inside the last five minutes, the bidding window will automatically be extended by five minutes. This can happen up to three times.
