Eligibility Criteria
- Only Indian citizens can apply, either as individuals or groups. Companies, firms, societies, and other entities can also apply.
- Applicants must be legally competent to enter into contracts and of legal adult age.
- Applicants, their spouses, and dependent children should not already own or have been allotted any residential plot, independent house, or flat by Greater Noida Authority.

Processing Fee
Processing fee for plots:
- Rs. 4,000 + 18% GST for area 0-100 sq. m.
- Rs. 5,000 + 18% GST for area 101-200 sq. m.
- Rs. 8,000 + 18% GST for area 201-500 sq. m.
The processing fee is non-refundable.
- Payment must be made online through net banking or payment gateway.
- Payment to be submitted on the official GNIDA website: GNIDA Residential Application along with the registration money.
Payment Schedule
- 25% of the total premium must be paid within 15 days after receiving the allotment letter via email (after adjusting EMD/registration money).
- If payment is not made within 15 days, the allotment will be canceled, and the Earnest Money Deposit (EMD) will be forfeited.
- An extension for payment may be allowed in exceptional cases, but interest will be charged for the delay.
For the remaining 75% of the premium, two options are available:
- A 2% rebate on the bid price if full payment is made within 60 days of receiving the allotment letter.
- If payment is not made in 60 days, the remaining amount must be paid in four quarterly installments within one year with simple interest (MCLR rate + 1%, currently 10%).
- If installments are delayed, a penal interest of 3% will be charged over the applicable interest rate.
Mode of Payment
- All payments to GNIDA must be made online via net banking/payment gateway on the official website: GNIDA Website.

- Normally, no extension will be given for the payment period.
- In exceptional circumstances, the CEO (GNIDA) may allow an extension of up to 1 month, but this can only be done 3 times during the entire payment period.
- Payments made by the allottee will first be used to cover any penal interest or interest due, and any remaining balance will be applied towards the premium and Lease Rent.
GNIDA New Residential Plot Scheme Apply Online
1. Ensure you have the following documents: a scanned passport-size photo (100×100 pixels), scanned affidavit, and proof of address, age, identity, and nationality.
2. Register on the portal to obtain a user ID and password. Deposit the non-refundable processing fee for participation in the e-auction before the deadline.
3. Ensure you have a compatible computer and internet connection to participate in the e-bidding process. GNIDA is not responsible for connectivity issues.
4. Apply separately for each plot and deposit a separate EMD for each property.
5. GNIDA may withdraw any plots from the e-auction or not accept the highest bids.
6. Bidding below the reserve price is not allowed.
7. The bid must be at least 1% higher than the reserve price, rounded to the nearest thousand.
8. If bidding continues in the last 5 minutes, the auction will be extended by 15 minutes.
9. After registration, log in using your ID and password to make payments for e-brochures, processing fees, and EMD.
10. Complete bids are required. Incomplete bids will not be considered.
11. Once submitted, bids cannot be withdrawn.
12. The Committee will open qualification bids and verify documents.
13. If you win, the allotment letter will be issued within 30 days.
14. Access the e-auction portal at https://etender.sbi or via GNIDAโs website.
17. GNIDA may add or remove plots or change their size at any stage.
18. GNIDA has the right to accept or reject any bids and cancel the scheme.
19. No correspondence will be entertained regarding disqualified bids.

Allotment Process
- The scheme will remain open until all vacant residential plots are allotted or until further notice.
- The application will be reviewed by an Allotment Committee, and their decision is final. The Authority has the right to accept or reject any offer without providing reasons.
- The application and documents will be checked for completeness. Incomplete or incorrect applications may be rejected, or the applicant may be asked for clarification.
- Residential plots will be allotted through an e-auction process. The highest bid will be accepted against the reserve price. Plots with a single bid in the auction will go for a rollover auction, and final decisions will be made by the CEO based on the committeeโs recommendation.
- Allotment will follow the layout plans.
- Applicants can bid for multiple plots, but they must pay the brochure/processing fee and EMD for each plot separately. If an applicant wins one plot, their bidding for the other plots will be locked. If they win a plot, EMDs for the other plots will be refunded; if they do not win, all their EMDs will be refunded.
- Unsuccessful applicants will receive their EMD back within 30 days without interest, to the account from which the payment was made.
- After the e-auction, the Allotment Committee will recommend the allotment of residential plots.
- No correspondence will be entertained regarding disqualified proposals.
- The successful applicant will be informed of their allotment via an allotment cum allocation letter, which will be issued within 30 days of approval.
- After the e-auction, a list of vacant residential plots will be uploaded on the portal.
- Available plots for allotment will be displayed on the Authority’s website. The number of plots may change depending on land availability, and the CEO can withdraw any plot from the allotment process at any time without providing reasons.
